No.<\/span><\/p><p>\u00a0<\/p><p><strong><i>You can't just build a SPS \u201cin the field\u201d.<\/i><\/strong><\/p><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">For the construction of industrial solar power stations, only land plots belonging to the category of an industrial energy complex lands are available. Legally, this category most often includes plots with difficult terrain, soils unsuitable for agriculture due to erosion, swampiness, salinization, rockiness and other features of the soil or of Ukraine, plots are divided into the following types:<\/span><\/p><ul><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">environmental complexes and reserves;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">agricultural lands;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">housing and public development plots;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">recreational areas;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">plots subject to recreational activities;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">cultural and historical areas;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">forestry lands;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">water fund territories;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">zones of industrial, military, transport, mining, energy and other industrial complexes of the national economy.<\/span><\/li><\/ul><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">Thus, any land plot in Ukraine has its own cadastral number, designated purpose and a number of documents that determine its use. Each type of land resources has its own procedure for changing the designated purpose, a separate regulation for transferring ownership or lease, as well as its own set of restrictions on the designated use of land.<\/span><\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d3153a6 elementor-widget elementor-widget-divider\" data-id=\"d3153a6\" data-element_type=\"widget\" data-widget_type=\"divider.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-divider\">\n\t\t\t<span class=\"elementor-divider-separator\">\n\t\t\t\t\t\t<\/span>\n\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-fcb878c elementor-widget elementor-widget-heading\" data-id=\"fcb878c\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t<h2 class=\"elementor-heading-title elementor-size-large\">Types of restrictions on the land use<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-fcc63fa elementor-widget elementor-widget-spacer\" data-id=\"fcc63fa\" data-element_type=\"widget\" data-widget_type=\"spacer.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-spacer\">\n\t\t\t<div class=\"elementor-spacer-inner\"><\/div>\n\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-778a8ee elementor-widget elementor-widget-text-editor\" data-id=\"778a8ee\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-text-editor elementor-clearfix\"><p><span style=\"font-weight: 400;\">Apart from the designated purpose of a land plot, there are various types of additional restrictions on the use of land, depending on its location relative to neighboring plots, type of surrounding area or other factors.<\/span><\/p><p>\u00a0<\/p><p><strong><i>You cannot just build a SPS on a plot if the only thing You know about it is<\/i><i> that it relates to the energetic sector lands.<\/i><\/strong><\/p><p><span style=\"font-weight: 400;\">When buying or renting a land plot, be sure to pay attention to the presence or absence of various types of restrictions and encumbrances on its use. There are land plots on which, for various reasons \u2013 for example, environmental or urban development \u2013 one or another type of economic activity is prohibited.<\/span><\/p><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">The most common restrictions are applied to:<\/span><\/p><ul><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">plots in settlements and in high-density development area;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">plots bordering on objects of historical, archaeological and cultural notability;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">plots located near protected natural objects and territories;<\/span><\/li><li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">plots near objects of strategic, military and defense importance.<\/span><\/li><\/ul><p>\u00a0<\/p><p><span style=\"font-weight: 400;\">In order to acquire a land plot for use, it is necessary to understand not only what type this plot belongs to in terms of its economic designation, but also what types of plots are in the border zone with it.<\/span><\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<section class=\"elementor-element class=\"elementor-heading-title elementor-size-large\">Restrictions on the use of land plots within boundaries and near settlements<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4cb8b37 elementor-widget elementor-widget-spacer\" data-id=\"4cb8b37\" data-element_type=\"widget\" data-widget_type=\"spacer.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-spacer\">\n\t\t\t<div class=\"elementor-spacer-inner\"><\/div>\n\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-1e88935 elementor-widget elementor-widget-text-editor\" data-id=\"1e88935\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-text-editor elementor-clearfix\"><p><span style=\"font-weight: 400;\">The territories of settlements are mainly intended for housing and utility construction, public facilities, transport infrastructure, municipal buildings, small industries and areas of public recreation and entertainment.<\/span><\/p><p><span style=\"font-weight: 400;\">The construction of large industrial plants, except for those that have historically been within the city boundaries, is prohibited. Reconstruction and re-equipment of such facilities requires a special permit, taking into account the observance of sanitary, environmental, acoustic and other technical standards adopted for settlements.<\/span><\/p><p><span style=\"font-weight: 400;\">In addition, any settlement and adjacent lands have their own master plan. Land allocation must correspond to the purpose of the production zone. The construction of any facilities that do not comply with the general plan is prohibited. Restrictions are also due to the presence of local or state-level special designation facilities within the limits of settlements - for example, airports, nuclear power stations, large transport hubs, military facilities, etc.<\/span><\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-814513a elementor-widget elementor-widget-divider\" data-id=\"814513a\" data-element_type=\"widget\" data-widget_type=\"divider.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-divider\">\n\t\t\t<span class=\"elementor-divider-separator\">\n\t\t\t\t\t\t<\/span>\n\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-be4ec64 elementor-widget elementor-widget-heading\" data-id=\"be4ec64\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t<h2 class=\"elementor-heading-title elementor-size-large\">Other types of restrictions on land use<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-7bced28 elementor-widget elementor-widget-spacer\" data-id=\"7bced28\" data-element_type=\"widget\" data-widget_type=\"spacer.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-spacer\">\n\t\t\t<div class=\"elementor-spacer-inner\"><\/div>\n\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b60ff8e elementor-widget elementor-widget-text-editor\" data-id=\"b60ff8e\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"elementor-text-editor elementor-clearfix\"><p><span style=\"font-weight: 400;\">The use of land plots bordering on reserves, national parks, water management and forestry is legally restricted. Similar restrictions are in the vicinity of cultural importance objects \u2013 castles, fortresses, ancient settlements and burials.
